Project Management Expectations and Terms

These terms and conditions outline the rules and regulations for the use of Tracy Pinkhammer LLC's Project Management Services.
At Tracy Pinkhammer, LLC, we take the stress out of managing your renovation project. We handle scheduling, contractors, material oversight, and day-to-day progress so you can focus on your strategy and bottom line.

Here’s what to expect when working with us:

Included Services

  • Create a scope of work and budget strategy

  • Break the project into phases with clear milestones

  • Coordinate contractors and vendors

  • Visit the jobsite and provide updates with progress photos

  • Track costs and flag potential issues

  • Recommend materials and finishes

  • Ensure completion aligns with your goals for resale or refinance

Payment Terms

  • Retainer: $3,000 to begin services

  • Weekly Oversight: $586/week (up to 10 hours)

  • Additional Hours: $60/hour

  • Weekly invoices, due Friday of each week

Communication

  • Professional updates via email and text

  • Business hours: Monday–Friday, 8 AM–7 PM

  • Emergencies will be handled promptly; all other questions answered within 1 business day

Professional Conduct

We believe in respectful, clear communication. No yelling, profanity, or name-calling. If an issue arises, we’ll address it professionally and promptly.

Important Notes

Tracy Pinkhammer, LLC is not your contractor. We manage the project — we don’t swing the hammer. We do not guarantee subcontractor work and cannot act as your legal representative.
